The Right Time to Buy?

As the summer comes to an end on Lake LBJ, could it be the right time to pursue Lake LBJ Real Estate? I believer opportunity is knocking. Many sellers see the “window to sell” as being in the summer months and once school starts back up, there are less waterfront buyers perusing the market. Sellers that need to sell are getting worried because they feel like the window is closing fast. Historically low oil prices aren’t helping the cause. Many people believed the prices would have rebounded by now but the reality is that they have not. Because Lake LBJ Real Estate is largely a second-home, luxury market there are many sellers that want to get rid of their excess properties to help weather the storm. I have recently seen as much as 25% price reductions on luxury homes which is a good sign for waterfront buyers. Sellers are anxious and motivated to make things happen so why not make a move and see what kind of deals make sense? In fact, earlier in the year I had a client purchase a property listed at $839,000 for $700,000. Would you be interested in a waterfront deal like that?

There are some great properties available but many of them are overpriced. Now is the perfect opportunity to come in and make offers; to try and buy some of these waterfront properties at or below market value. You will never know the price you can buy a property at, until you make an offer. With the huge population growth that Texas has experienced in the last few years, the longterm demand for Lake LBJ real estate is very high..
