LCRA Reopens Lake LBJ

According to the Lower Colorado River Authority (LCRA), Lake LBJ will be reopening for recreational boating tomorrow June 10th at 12 noon.  More information about the Highland Lakes and lake conditions can be found at floodstatus.lcra.org.

If you are out and about by water this weekend be on the look out for floating debris.  A big log can surely ding up your prop!

LBJ Real Estate is Heating Up

The Lake LBJ Real Estate marketing seems to be heating up.  In fact, right now there are 6 properties over $1.5m that are pending or pending taking back ups on Lake LBJ.  The highest of those was listed at $4,250,000 and is located in Horseshoe Bay with another at $2,650,000 and another at $2,350,000, both located in Applehead Island.

With oil prices recovering back above $50/barrel it seems as though the money is starting to flow back to Lake LBJ.  In fact, there was a recent wall street journal article that talked about the soaring demand for Texas Hill Country real estate as affluent buyers look at the area for retirement.  The stock market also seems to be recovering nicely and the Fed recently announced that American’s wealth recently reached a record high.

As you look closely at the Lake LBJ Real Estate market you will see that the exponential growth in Texas’ population over the last few years has disproportionately increased the demand for ideal vacation spots and second home communities in the Lone Star state.  Lake LBJ is perfectly positioned geographically to tap into the boom happening in the surrounding major cities (Austin, San Antonio, Houston, Dallas, Midland, Odessa).  I estimate there to be approximately 2500 lots and single family homes on good water (cove or open water, no channel) on Lake LBJ.  When you compare this with Texas’ total population of over 27 million you quickly realize just how scarce Lake LBJ real estate is.

If you or someone you know has ever considered purchasing a waterfront home on Lake LBJ I strongly encourage you to start your search now and make an investment soon.  Prices will continue to rise and the waterfront homes on Lake LBJ will be harder and harder to get your hands on.  Be forward thinking in your approach, which may mean buying a lot or tear down now and waiting for your financial position to improve down the road. When the time is right you can build your dream home.  If not, I believe Lake LBJ will become untouchable to everyone except the super wealthy.

Finding the perfect home on Lake LBJ, with great water given a budget constraint can be very difficult.  As the market in central Texas continues to heat up and the demand for waterfront homes on Lake LBJ soars, finding the right property can be a challenge. In fact, it can be so challenging that I often times recommend that my buyers remodel or even build new from scratch.

Waterfront lots and even major remodel projects tend to trade at a discount as most buyers are impulsive and do not want to wait to start enjoying their Lake LBJ Real Estate.  However, a little delayed gratification can go a long way when it comes to Lake LBJ Real estate.  For those willing to go through the hassle and headaches associated with a major remodel or new build that payoff is big.

Take for example my newest listing in Blue Lake Estates, Lake LBJ’s most desired area and the closest part of Lake LBJ to Austin and San Antonio.  2904 pack Saddle offer 83 ft of water and approx. 3000 sq ft of rock solid bones to remodel or tear down in order to get that dream home on Lake LBJ.  The project looks rough as you walk in and many buyers are instantly deflated as the amount of work needed to spiff this property up is a lot.  However, the payoff would be huge and for someone wanting to get inside Blue Lake Estates for under $1.5m, this may be the only option.

Of course I understand the benefits of a move-in ready, turn-key property but as an active investor in real estate I prefer to add value and “do the deal” as opposed to paying top dollar to someone else that already completed it. I also understand that a turn-key, move in ready property in Blue Lake would be very expensive.  There are some great builders/contractors in the area that can take most of the risk and stress out of these major projects and more importantly that will do a great job creating your getaway.

If you are looking to invest in a blue chip waterfront property on Lake LBJ hear me out on this one.  Properties with this much waterfront are few and far between.  In fact, there are maybe 5 on the entire lake.  When you think about the true scarcity of special properties like 808 Misty Downs it only makes sense to see this as a strong investment opportunity.

The Highland Lakes System in Action

This is how it is supposed to work. The lower Colorado River basin has a history of major flooding.  The Lower Colorado River Authority (LCRA) built the dams to manage floods and generate hydroelectric power in the 1930s and 1940s.  Check out this excellent drone video that was shared showing the water flowing down stream out of Lake Buchanan.  Lake Buchanan is a fluctuating basin upstream from Lake LBJ that collects and releases water as needed downstream.  Lake LBJ is considered a pass-through lake and is home to one of the LCRA’s major power plants and the water from the lake is used to keep it cool.

Flushed Out Post Rain

As I was out checking on my listings after the big rain I snapped a few photos of some of the debris and trash that gets flushed through the lake after a big rain.  You can see from the photo that this mass of debris sticks together and moves down stream towards the dam where it will eventually be cleaned up out of the lake.  In my opinion this is actually good for Lake LBJ as it really is natures way of flushing out the water.  That being said, its important to be very careful over the coming weeks when taking the boat out because there are still large sticks and branches floating around that will ruin your prop.  Its also important to be aware that bacteria levels in the water can be higher during times like these because of all the water coming from upstream.  Use caution when swimming or skiing and make sure to read up on local lake closures and updates which can be found on the LCRA’s website.  For more information on Lake LBJ Real Estate contact me at (512) 786-1515

Finding the perfect sunset on Lake LBJ is not easy.  In fact, most properties that have western exposure are not desirable because the afternoon sun is way too hot.  808 Misty Downs in an anomaly due the perfect positioned, towering cypress trees that are estimated to be approx 85 years old.
