Chick-Fil-A Coming to Marble Falls
Exciting news for Lake LBJ goers!  Chick-Fil-A has submitted plans to build its newest location right here in Marble Falls, Texas.  According to city officials the proposed located is at the corner of  Commerce and the 2100 block of U.S. 281, the site of the former Edgar Funeral Home.  Chick-fil-A is expected to be open in early 2017 and will make a huge addition to the city of Marble Falls offering a nice option for fast food.
This really is a sign of all of the expansion and growth the region is seeing and in my opinion great news for Lake LBJ Real Estate. Â As Austin continues to expand out west and surrounding major Texas cities continue to bust at the seems with new people the demand for waterfront in Texas has shot through the roof. Â Its also nice to know that some big companies such as Chick-fil-A are seeing Marble Falls as a place they can get the volume they need for success.

Horseshoe Bay Announces Management Agreement with Crescent
Big news coming out of the Texas Hill Country! Â The Jaffe family on behalf of he Horseshoe Bay Resort has entered into a management agreement with well-known Crescent Hotels and Resorts. Â This long awaited announcement comes after many years of finding the right partnership or suitable buyer for the Horseshoe Bay Resort.
According to the company’s press release Crescent will begin a multimillion dollar improvement/expansion project beginning in late 2016 to include upgrading existing amenities as well as adding new ones.

This is great news coming out of Horseshoe Bay. Â As a Lake LBJ Real Estate expert I believe this is a big improvement to the already great resort. LCRA Reopens Lake LBJ
According to the Lower Colorado River Authority (LCRA), Lake LBJ will be reopening for recreational boating tomorrow June 10th at 12 noon. Â More information about the Highland Lakes and lake conditions can be found at floodstatus.lcra.org.
If you are out and about by water this weekend be on the look out for floating debris. Â A big log can surely ding up your prop!

LBJ Real Estate is Heating Up
The Lake LBJ Real Estate marketing seems to be heating up. Â In fact, right now there are 6 properties over $1.5m that are pending or pending taking back ups on Lake LBJ. Â The highest of those was listed at $4,250,000 and is located in Horseshoe Bay with another at $2,650,000 and another at $2,350,000, both located in Applehead Island.
With oil prices recovering back above $50/barrel it seems as though the money is starting to flow back to Lake LBJ. Â In fact, there was a recent wall street journal article that talked about the soaring demand for Texas Hill Country real estate as affluent buyers look at the area for retirement. Â The stock market also seems to be recovering nicely and the Fed recently announced that American’s wealth recently reached a record high.
As you look closely at the Lake LBJ Real Estate market you will see that the exponential growth in Texas’ population over the last few years has disproportionately increased the demand for ideal vacation spots and second home communities in the Lone Star state. Â Lake LBJ is perfectly positioned geographically to tap into the boom happening in the surrounding major cities (Austin, San Antonio, Houston, Dallas, Midland, Odessa). Â I estimate there to be approximately 2500 lots and single family homes on good water (cove or open water, no channel) on Lake LBJ. Â When you compare this with Texas’ total population of over 27 million you quickly realize just how scarce Lake LBJ real estate is.

Â Prices will continue to rise and the waterfront homes on Lake LBJ will be harder and harder to get your hands on. When the time is right you can build your dream home. Â If not, I believe Lake LBJ will become untouchable to everyone except the super wealthy.

Why not create it?
Finding the perfect home on Lake LBJ, with great water given a budget constraint can be very difficult. Â As the market in central Texas continues to heat up and the demand for waterfront homes on Lake LBJ soars, finding the right property can be a challenge. In fact, it can be so challenging that I often times recommend that my buyers remodel or even build new from scratch.
Waterfront lots and even major remodel projects tend to trade at a discount as most buyers are impulsive and do not want to wait to start enjoying their Lake LBJ Real Estate. Â However, a little delayed gratification can go a long way when it comes to Lake LBJ Real estate. Â For those willing to go through the hassle and headaches associated with a major remodel or new build that payoff is big.
Take for example my newest listing in Blue Lake Estates, Lake LBJ’s most desired area and the closest part of Lake LBJ to Austin and San Antonio. Â 2904 pack Saddle offer 83 ft of water and approx. 3000 sq ft of rock solid bones to remodel or tear down in order to get that dream home on Lake LBJ. Â The project looks rough as you walk in and many buyers are instantly deflated as the amount of work needed to spiff this property up is a lot. Â However, the payoff would be huge and for someone wanting to get inside Blue Lake Estates for under $1.5m, this may be the only option.
Of course I understand the benefits of a move-in ready, turn-key property but as an active investor in real estate I prefer to add value and “do the deal” as opposed to paying top dollar to someone else that already completed it. I also understand that a turn-key, move in ready property in Blue Lake would be very expensive. Â There are some great builders/contractors in the area that can take most of the risk and stress out of these major projects and more importantly that will do a great job creating your getaway.
Are you willing to take your time to get exactly what you want on Lake LBJ? Â I challenge you to consider this alternate route and I am confident you will be pleased with the outcome.
