If you like trees then you will sure appreciate this post.  Trees have always been something I love and most importantly they provide a significant amount of value to Lake LBJ Real Estate.  Waterfront properties on Lake LBJ that have large, mature trees covering them are worth more than similar properties without trees.  These trees provide much needed shade in the hot summer but also add to the property from an aesthetic standpoint.  Because it takes 100s of not 1000s of years to grow to this size good trees are irreplaceable.

LCRA to lower Lake LBJ starting January 2nd, 2017

The LCRA will lower Lake LBJ beginning January 2nd, 2017 for about 6 weeks until February 13th.  According to the LCRA the draw down will take approx. 3 to 4 days and the water will be stored in Lake Travis until needed downs stream.  The water levels will then be replenished from water currently stored in Lake Buchanan.  This offers a great opportunity for waterfront property owners to repair and maintain waterfront improvements such as boat docks, piers and retaining walls along the water’s edge.  This will also be good in controlling/managing underwater growth of Hydrilla and Eurasian waterMilfoil.  I strongly recommend Lake LBJ Real Estate owners begin planning and scheduling needed work as this will be a very busy time for area contractors.

If you have ever considered purchasing waterfront real estate on Lake LBJ, now may be the perfect time to strike.  As oil prices continue to fluctuate between $40 and $50/barrel with some analysts seeing a drop below $40 and as the country waits for the November elections to determine the fate of our country, sellers whose properties have sat are anxious to make a deal. As the summer winds down, showings will also follow suit and sellers will take note of the decline and perk up at the talks of any potential buyers considering their Lake LBJ home.

I personally see this as typical seasonal fluctuation in the market and once the election passes, oil will rise, political turmoil will quiet down and it will be smooth sailing again on Lake LBJ.  In fact, when you consider the fact that there are under 3,000 waterfront single family homes and lots on the entire Lake LBJ and compare that too the massive population explosion Texas has witnessed over the last few years, it doesn’t take a genius to realize this prime waterfront real estate is rather scarce.  Any time you have the opportunity to purchase good water on Lake LBJ at a discount, you should take it.
