New business in the Highland Lakes

In case you have not noticed, things have been booming in Marble Falls, Texas and we see that as a great sign for the Lake LBJ Real Estate market.  HEB recently tore down Beall’s along with the Mustang Lube and relocated it across the street to make room for a new Grocery Store.  The construction of the new HEB is underway with a scheduled opening date of Late February 2018.  You may have also noticed a new Chick-Fil-A located on 281 just North of 1431 just opened and, as expected, is doing very well.  Across the street is a new Panda Express that is nearing completion and should open soon with a nice contemporary design to the building.  Last week Burger King held its Grand Opening of the new store in Marble Falls located at the corner of 1431 and 281 and the line has not died down since it opened.  Baylor Scott and White opened a new regional hospital a few years ago and business there has really picked up offering a great resource for our areas.

It no surprise that all of these great businesses are flocking to Marble Falls to capitalize on the growth and healthy economy.  This area has so much to offer in terms of quality of life, beauty and affordability and as surrounding cities continue to expand towards the area, we should expect more businesses moving to this region!  Congratulations Marble Falls.

Incredible Wildlife on Lake LBJ

Who doesn’t love some incredible photos of wildlife? This photo was captured on the shores of Granite Shoals on Lake LBJ. This beautiful osprey was caught red-handed chewing on a freshly caught fish. This amazing creature frequents the area and can often be found hanging out in this old cottonwood tree located at 2818 Lakeview in Granite Shoals, Texas. This 2/1 bath cabin sits on perfect water and is a dreamy escape for someone looking for a great waterfront investment on Lake LBJ.

Navigating a Sellers Market on Lake LBJ

IMG_6022Prices on Lake LBJ have skyrocketed and while the appreciation seems fast and furious I believe its here to stay.  When you look at the amount of waterfront homes and lots on Lake LBJ, it doesn’t take a genius to quickly see that this number is fixed and pretty scarce.  The State of Texas has seen a huge influx of people over the last few years with numbers like 150 people/day moving to cities like Austin and similar numbers flooding San Antonio, Houston and Dallas.  This population explosion has created a strong demand for good real estate in the Texas Hill Country, especially for second home properties.  This means that while prices have risen, as far as we can tell its very justified and in my opinion, in 3-5 years Lake LBJ will be pretty untouchable for the middle class.  Making an investment in a tight market like Lake LBJ can be difficult but below are a few things to consider and should help you move in the right direction:

  • Hire an Expert to represent you – Lake LBJ is different then markets like Houston or Austin and working with an area expert is invaluable in finding deals and opportunities but also in avoiding costly mistakes.  You want to be represented by an experienced real estate broker that knows the lake and understands the market and can offer you real guidance on a properties real value, resale potential, desirability on the lake and upside.

     

    • Manage your Expectations – Understanding what good properties cost is a very important part of making a good investment on the lake.  If your budget does not allow you to purchase a good property my recommendation is to hold off until you can afford something worth investing.  At the same time, if your original budget can be increased to get something better there is often times a lot to gain with a budget increase.

     

    • Buy the Best Water – The waterfront on Lake LBJ is the scarce resource and why you are interested in purchasing.  Always go for the best waterfront you can buy as an investment strategy and prioritize the house second.  If you buy good water you can always build, remodel or add on to get the house you want but a great house on bad water will not make you happy.

     

    • Don’t let asking price scare you – Every situation is different and no two seller’s motivations for selling are the same.  Just because something is listed above your budget don’t be afraid to make an offer.  While I can’t guarantee every offer will be accepted I have seen some crazy things happen on the lake.  If you like a property, make an offer at the price you are willing to pay and see if it sticks. You never know.

Spring Break is officially here and anyone that has been following the Lake LBJ Real Estate market knows that inventory is limited.  If you are in the market for a waterfront home on Lake LBJ then you better be ready when the right deal hits the market.  As you know, Texas has experienced unmatched growth in population over the past few years and waterfront property on Lake LBJ is fixed, and they aren’t making any more of it.  When good properties hit the market they are quickly scooped up making it very hard to acquire a waterfront home on Lake LBJ.

If you are considering the purchase of a piece of Lake LBJ Real Estate then you need to be prepared so that you can be ready when the right deal shows its face.  If you plan to finance your purchase I strongly recommend getting pre-approved in advance so no time is wasted.  If you need a recommendation for a good lender let me know and we will get you connected.  If you plan on paying cash, I recommend having a proof of funds available that can be presented with your offer.

Right now, it seems that a healthy entry point into the market is approx $600k for good water.  At that price it should be expected that some remodeling will be necessary.  You may find something slightly cheaper but anything that looks too good to be true probably is.  Remember that the waterfront is the scarce resource and I will always recommend getting the best piece of water your money can buy and worry about the house later.  Having reasonable expectations will help you make a quick decision in this very tight real estate market.

Lake Levels down 4 ft for maintenance

If you own a piece of Lake LBJ Real Estate hopefully you are aware that the lake is down approximately 4 ft.  The LCRA manually lowers the lake every so often to allow for boat dock maintenance and lake bottom cleaning which is a great benefit of own on Lake LBJ.  As a Lake LBJ Property owner you know that the vegetation on the lake can be very problematic and because of the recent drought and the fact that the LCRA has not lowered the lake in many years this was a much needed event.  The lake will be down for a few more weeks and if you have not already I strongly recommending spending some time or hiring some help to get that lake bottom cleaned.  This is also a great time to check for any needed repair to your dock or the piers that hold it up.

When buying a piece of Lake LBJ Real Estate its good to see the lake bottom when possible to understand just what you are buying.  The waterfront on Lake LBJ is the scarce resource so the more information you can have about your lake bottom the better.
